House rules

Maximum occupancy is 10. The primary renter must be at least 30. Smoking is not allowed. Additional guests require express approval; a fee of $1,000.00 per person per night may be required. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation occurs, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less 20% of the original total reservation amount is issued after full payment of the replacement reservation. If no replacement reservation is made, guests may use the original dates provided payments follow the agreed schedule and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought.

Getting there

All bedrooms are on the second floor. The home is not handicap accessible and is not suitable for multiple families or unrelated guests. Local beaches and Southampton Village are minutes away, and Coopers Beach is nearby. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
