House rules

The primary renter must be at least 25 years old. Maximum occupancy is eight; additional guests require express approval. Smoking is not allowed. Events are prohibited; events, commercial activities and other non-traditional uses, including rotating groups during the same stay, require prior written host approval and may involve additional fees or an increased security deposit. Pets require owner approval and must meet the published behavior and cleanup conditions; the dog approval fee is $350 per dog per booking, with the pet policy also specifying $350 per pet. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Reservations require approval before confirmation. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The house is high on a hill between Montauk Manor and the golf course. Town and the town beach are a short walk away; the docks and Ditch Plains are easily accessible. Driveway parking is limited to three cars. The property is not handicap accessible.
