House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests require express approval; a $1,000 fee may be required. Events require express approval; a $5,000 event fee may be required. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. Separate conditional deposits for pets, propane or special uses may apply. The owner may arrange showings for prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Located between Sag Harbor and East Hampton; towns and beaches are minutes away. The home is not handicap accessible and is not suitable for multiple families or unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
