House rules

Minimum stay is 2–5 nights depending on dates. Maximum 18 overnight guests, registered by name. No unregistered visitors after 22:00. Quiet hours are 22:00–08:00. No indoor smoking. Events and parties require prior written approval and an event fee. Pets require prior written approval. Children must be supervised by adults at all times. Violations may result in termination of the stay without refund. A refundable USD $1,500 security deposit is held approximately 48 hours before check-in and released within 7 days after checkout, less deductions for damage, missing items, extra cleaning, smoking remediation or rule violations. Guests remain responsible for damages exceeding the deposit. Free cancellation is available within 48 hours of booking when check-in is at least 30 days away. Thereafter, cancellation at least 30 days before check-in receives a 50% refund of the nightly total. Cancellations within 30 days, no-shows, late arrivals, early departures and reductions in nights or guests are non-refundable. The cleaning fee is refunded for cancellations before check-in day. Refunds are processed to the original card within 10 business days. No refund or compensation is due for circumstances beyond reasonable control, including weather, hurricanes, sargassum, utility or internet interruptions, neighborhood construction noise and governmental actions.

Getting there

Nothing is walkable. Town and the beach are a 15–18 minute drive away; Gran Cenote is a 10-minute drive away. Private drivers can be arranged through the concierge. The exact address is shared at booking.
