House rules

The primary renter must be at least 28 years old. No additional people beyond the maximum occupancy of 10 are permitted. Pets and smoking are prohibited. Events require express approval; an event fee of $5,000.00 may be required. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval, and additional fees or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable $5,000 cash security deposit is required, governed by a separate agreement signed by the owner and guest before check-in. Payments are non-refundable unless otherwise stated. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If it is not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. The owner may show the home to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime showings.

Getting there

Maidstone Park Beach is a short drive or bicycle ride away. Three Mile Harbor, where kayaks and paddle boards can be launched, is minutes away. The home is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
