House rules

Maximum occupancy is 12; no additional guests are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Extra sanitizing/UV carries an additional fee, and homeowners insurance must be in place. A refundable cash security deposit of $15,000 is required, governed by a separate owner–guest Security Deposit Agreement signed before check-in. Balance payments by credit card are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less 20% of the total original reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, the original guest may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

Coopers Beach is nearby; a beach pass, bicycles, beach chairs and a beach umbrella are available. Bedrooms are distributed across the main floor, second floor and lower level. The primary renter must be at least 30 years old. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May.
