House rules

Maximum occupancy is nine. The primary renter must be at least 28 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional persons require express approval and may incur a fee of $100.00 per person per night. Events are prohibited; reservations involving events, commercial activities or other non-traditional uses, including rotating groups during a stay, require prior written approval and may involve additional fees or an increased security deposit. One dog of 150 lbs or less is permitted for $250.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $105.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The home has three levels, with all five bedrooms upstairs, and is not handicap accessible. Rogers and Cupsogue are nearby beaches. The yard and pool are fenced. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; seasonal cleaning and updates typically occur in late April or early May.
