House rules

Maximum occupancy is seven; no additional persons are permitted. The home is not suitable for unrelated guests. The primary renter must be at least 25 years old. Smoking is not permitted. One dog weighing 30 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events are prohibited under the events policy. Any reservation involving events, commercial activity or other non-traditional use, including rotating guest groups, requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $45.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis may work with the owner to reopen the dates at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

The waterfront is a stroll away for swimming, and kayaks are available for Little Long Pond. Sag Harbor town is a short car ride away. The backyard is not fenced. The additional lower-level sleeping area has open-area privacy.
