House rules

The primary renter must be at least 30. No guests beyond the maximum occupancy are permitted. Smoking is not allowed. Events are prohibited under the standard policy; events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, the original dates may still be used if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime hours.

Getting there

Southampton, East Hampton and Bridgehampton beaches, dining and shops are minutes away. The home is not suitable for multiple families and unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
