House rules

Reservations require approval before confirmation. The primary renter must be at least 25 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 60 lbs or less is permitted for $100.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utility fees are included in the rental amount, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

Local beaches are 1.5 miles away. Duck Walk Vineyard and Water Mill Museum are a three-minute drive away. Both full bathrooms and four of the five bedrooms are on the second floor. Outside Memorial Day through Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
