House rules

The primary renter must be at least 35 years old. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited under the standard policy; any proposed event, commercial activity, other non-traditional use or rotating group of guests requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $120.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, the original guest may use them provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In place of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.

Getting there

The home is two miles from Bridgehampton, four miles from Sag Harbor, seven miles from East Hampton and six miles from Southampton. Nearby beaches include Scott Cameron, Mecox and Ocean Road. The property is not suitable for multiple families and unrelated guests. All bedrooms are upstairs. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; seasonal spring cleaning and updates typically take place in late April or early May.
