House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written approval; additional fees and/or an increased security deposit may apply. One dog of 50 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $125.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis may work with the owner to reopen and rebook the original dates. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the new reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime appointments.

Getting there

The house is close to East Hampton town, art galleries, restaurants and the beach. It is not suitable for unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.
