House rules

Maximum occupancy is eight. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating groups of guests during one stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the new reservation is paid in full. If not rebooked, the original dates may still be used provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. Inquire before booking about pool availability outside Memorial Day to Labor Day and outdoor furniture/equipment availability off-season. Spring cleaning and updates typically take place in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The home is near Southampton Village beaches and the train station. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. Bedrooms occupy the main and second floors, with a powder room on the lower level.
