House rules

The primary renter must be at least 30 years old. Maximum occupancy is seven; additional guests are not permitted. Pets and smoking are prohibited. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will make best efforts to work with the owner to reopen and rebook the original dates, subject to the owner's decision. If the dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
