House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of 12 are permitted. Smoking is not allowed. Events are prohibited; any proposed events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, with payment and administration governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment of the replacement booking. If no replacement reservation is made, guests may use their original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

Southampton beaches, restaurants, shops, galleries and golf courses are a short drive away. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. Bedrooms are on the second floor and lower level. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
