House rules
Maximum occupancy is eight. The primary renter must be at least 30 years old. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not allowed. One dog of 50 lbs or less is permitted for $150.00 per booking. Larger dogs, multiple dogs and all other pets require express approval. The additional-fees schedule states $150 per dog per booking. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs above $140.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Balance payments by credit card are capped at $3,500; larger payments must be by check, ACH or wire. Published dollar amounts use the $ symbol without an explicit currency code. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening remains the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Outside Memorial Day through Labor Day, inquire before booking about pool/hot-tub availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.
