House rules

The primary renter must be at least 25 years old. Maximum occupancy is two; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups of guests require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 100 lbs or less is permitted for $50.00 per booking. Dogs over 100 lbs, multiple dogs and other pets require express approval; please inquire. The additional-fee entry specifies $50 per dog per booking. Utility fees are included, but guests are responsible for excessive utility usage during the reservation. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. Special uses may still require an increased security deposit. Cancellations at least 14 days before check-in receive a 100% refund; cancellations at least seven days before check-in receive a 50% refund. Payments are non-refundable within seven days of check-in. The owner may show the property to prospective renters or buyers, with efforts to give advance notice and schedule showings during reasonable daytime hours.

Getting there

Dune Road beaches are two miles away. Atlantic Ocean beaches can be reached on foot or by car. The property is on a canal off Shinnecock Bay, rather than an oceanfront beach. The backyard is not fenced. Outside Memorial Day through Labor Day, inquire before booking about availability of outdoor furniture and equipment.
