House rules

Maximum occupancy is six; no additional guests are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime hours.
