House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy. Any reservation involving events, commercial activities, other non-traditional uses or rotating groups requires prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included in the rental amount, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.

Getting there

The house is waterfront, with beach access. Ponquogue Beach, Meschutt Beach and Tiana Town Beach are nearby. Southampton beaches, restaurants, shops, galleries and golf courses are a short drive away. The property is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
