House rules

Maximum occupancy is 10. The primary renter must be at least 28 years old. Smoking is not allowed. Pets require prior owner approval and may incur additional fees and/or a security deposit. Events of any size, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis may work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use the original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Nearby beaches include Ponquogue Beach, Meschutt Beach and Tiana Town Beach. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.
