House rules

Maximum occupancy is eight guests. The primary renter must be at least 30 years old. Reservations require approval before confirmation. Smoking is not allowed. Pets require prior owner approval and may incur additional fees and/or a security deposit. Events of any size, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval. Additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $20,000 is required. A separate Security Deposit Agreement governing payment and administration must be signed by owner and guest before check-in. The deposit covers utilities, security and cleaning costs. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

Lake Montauk is minutes away. Art galleries, restaurants and Montauk town are a short distance away, and the beach is nearby. All bedrooms and bathrooms are on the second floor. The home is not suitable for unrelated guests.
