House rules

The primary renter must be at least 28 years old. Smoking is not allowed. No guests beyond the maximum occupancy of eight are permitted. Reservations require approval before confirmation. Events require express approval; an event fee of $2,000 may be required. Events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings may be requested at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, reopening dates is at the owner's discretion. If the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the new reservation is collected. If it is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. Approved special uses may require an increased security deposit. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The backyard is not fenced. Nearby beaches include East/West Landing Beach, Ponquogue Beach, Meschutt Beach, Tiana Town Beach and Coopers Beach. Southampton Village is a short drive away. For stays outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
