House rules

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. A refundable cash security deposit of $5,000 is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval and a separate booking agreement signed by both parties before confirmation. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If not rebooked, the original stay may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

Southampton village dining and shopping are an easy walk away, and the village is accessible by bicycle. The property is close to ocean beaches. The property is not handicap accessible.
