House rules

Maximum occupancy is six; additional guests are not permitted. The primary renter must be at least 25. Smoking is not allowed. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 50 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $70.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or higher price, a refund less a penalty of 20% of the total original reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement's coverage details. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.

Getting there

Cryder Beach, Little Plains Beach and downtown Southampton are within walking distance. The home is on a private one-way street. The backyard is not fenced. The property is not suitable for multiple families. The accessory building is excluded from the reservation.
