House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional persons and events require express approval. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. One hypoallergenic/non-shedding dog is permitted for an additional $150.00 per booking. Other dogs, multiple dogs and other pets require express approval. The fee schedule specifies $150 per dog per booking. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $115.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen cancelled dates; reopening is the owner's decision. If the same dates are rebooked at the same or a higher price and the new reservation is fully paid, a refund less a penalty of 20% of the original total reservation amount is issued. If no new reservation is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The property is not handicap accessible. Nearby beaches include Gibson Beach, Sagg Main Beach and Ocean Road Beach. Beaches and the villages of Sag Harbor, Bridgehampton and East Hampton are minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
