House rules

The primary renter must be at least 30. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive utility usage. One dog of 150 lbs or less is allowed for $300.00 per booking; larger dogs, multiple dogs and other pets require express approval. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits.

Getting there

Approximately five miles from Southampton Village, directly across from Shinnecock Hills Golf Club and minutes from ocean beaches. Community tennis courts are steps away. The home has second-floor bedrooms and lower-level sleeping space and is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about pool/hot tub availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May.
