House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Pets are strictly prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest’s expense. A refundable cash security deposit of $10,000 is required, governed by a separate owner–guest Security Deposit Agreement signed before check-in. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. Rebooking is not guaranteed. If it is not rebooked, the original guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

Coopers Beach and Cryder Beach are a short drive away; Southampton Village is minutes away. The property is not handicap accessible and has bedrooms on the second floor, main floor and lower level. For stays outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.
