House rules

Maximum occupancy is 10; additional guests beyond that limit are not permitted. The primary renter must be at least 30 years old. Smoking is not allowed. One dog of 125 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. Stays longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Located on a private residential street near ocean beaches and Southampton Village. The property is not handicap accessible. Two bedrooms are on the main floor and three are upstairs. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
