House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of 14 are permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $145.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Weekday rentals check in on Monday at 14:00 and check out on Sunday at 16:00. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The house is in a private subdivision close to Southampton Village and local beaches. The property is not handicap accessible. The backyard is not fenced. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
