House rules

The primary renter must be at least 30 years old. Maximum occupancy is six guests. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $55.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen canceled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be attempted.
