House rules

The primary renter must be at least 25 years old. Maximum occupancy is eight; no additional guests are permitted. Smoking is not allowed. One hypoallergenic, non-shedding dog of 15 lbs or less is permitted; other pets or dogs require express approval. Events are prohibited unless expressly approved. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original reservation provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. For stays outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.

Getting there

Nearby beaches are a short drive away. Long Beach is among the nearby beaches; Southampton and Bridgehampton beaches are 15 minutes away. The home is not handicap accessible and is not suitable for multiple families. One full bathroom is on the lower level.
