House rules

The primary renter must be at least 25 years old. Smoking is not allowed. Additional persons and events are prohibited without express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Pets require owner approval and may incur additional fees and/or a security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $10,000 is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.

Getting there

Fowlers Beach is a short stroll away; Southampton town is minutes away. The property is not handicap accessible and is not suitable for multiple families or unrelated guests. The backyard is not fenced. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability.
