House rules

The primary renter must be at least 34 years old. No additional guests beyond the maximum occupancy of six are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservation approval is required before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory, at the guest’s expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original reservation dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has damage protection up to $25,000, subject to coverage details in the booking agreement.
