House rules

The primary renter must be at least 30 years old. Maximum occupancy is 12, with no additional guests permitted. Pets and smoking are prohibited. Events are prohibited; any proposed events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $125.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 20% is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If the property is not rebooked, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Sag Harbor is a few minutes away by car. Bedrooms occupy the main and second floors. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
