House rules

The primary renter must be at least 30 years old. Maximum occupancy is six; no additional guests are permitted. Smoking is not allowed. Reservations require approval before confirmation. One dog weighing 50 lbs or less is permitted for $500.00 per booking. Dogs over 50 lbs, multiple dogs and other pets require express approval. The dog approval fee is listed as $500 per dog per booking. Events of any size, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval. Additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $60.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings are at the guest's expense. Spring cleaning and updates typically take place in late April or early May. For stays outside Memorial Day through Labor Day, check outdoor furniture and equipment availability before booking. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers. Advance notice and reasonable daytime scheduling will be sought.

Getting there

Direct waterfront access with 80 feet of private bay beachfront. Long Beach in Sag Harbor is approximately 5 miles away. Sag Harbor and Southampton are a short drive away. Driveway parking is limited to three cars. The home is not suitable for multiple families. Wheelchair accessibility is not provided.
