House rules

The primary renter must be at least 30 years old. Smoking and pets are prohibited. Reservations require approval before confirmation. Additional guests and events require express approval. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If the owner permits reopening the dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours.

Getting there

The home is on a hill. Southampton and nearby ocean beaches are a short drive away. Ponquogue Beach, Meschutt Beach and Tiana Town Beach are nearby. The property is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
