House rules

Maximum occupancy is six; no additional guests beyond this limit are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If a guest cancels, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price and the replacement reservation is paid in full, a refund less a penalty of 20% of the total original reservation amount will be issued. If no replacement booking is made, the guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

The neighborhood beach on Shinnecock Bay is within walking distance. Coopers Beach is a short drive or Uber ride away; a parking pass is required. The primary bedroom and half bathroom are on the second floor. The primary renter must be at least 30 years old.
