House rules

Maximum occupancy is two. The primary renter must be at least 25 years old. Additional persons and events require express approval. Smoking is not allowed. One dog weighing 25 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval. Additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are at the guest's expense. A refundable cash security deposit of $2,000 is required, subject to a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once full payment for the replacement reservation is collected. If the dates are not rebooked, the original stay may still be used if payments comply with the original payment schedule and Marquis receives written notice at least 72 hours before the reservation begins. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

Coopers Beach and Southampton and Hampton Bays beaches are a short drive away. The property is not handicap accessible and is not suitable for unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
