House rules

The primary renter must be at least 21 years old. Smoking is not allowed. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per reservation night. One end-of-stay cleaning is included; for reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the new reservation is collected. If no new reservation is made, the original stay may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

Shinnecock Hills Golf Club is steps away. Bicycles are provided for riding into Southampton Village. Hampton beaches, galleries, shops and dining are minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
