House rules

The primary renter must be at least 30 years old. Maximum occupancy is five; no additional guests are permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage. Pets require owner approval; the dog approval fee is $250 per dog per booking, and approval may involve additional fees and/or a security deposit. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates for rebooking, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

Southampton Village is a short drive away. Shinnecock Hills Golf Club is minutes away. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
