House rules

The primary renter must be at least 30 years old. Maximum occupancy is five; no additional guests are permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog weighing 40 lbs or less is permitted for $300.00 per booking. Dogs over 40 lbs, multiple dogs and other pets require express approval. The additional-fees entry specifies $300 per dog per booking. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $115.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

All bedrooms and both full bathrooms are on the second floor; the main floor has a half bathroom. Nearby beaches include Ponquogue Beach, Meschutt Beach and Tiana Town Beach. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Seasonal cleaning and updates typically occur in late April or early May.
