House rules

The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of eight are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. One hypoallergenic, non-shedding dog of 40 lbs or less is permitted for $200.00 per booking. Other dogs, larger dogs, multiple dogs and other pets require express approval; the fee schedule specifies $200 per dog per booking. Currency is not named. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $135.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notification at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Coopers Beach and Shinnecock Hills Golf Club are minutes away. There is no direct beach access. The home is not handicap accessible. Bedrooms are on the second floor and lower level. Outside Memorial Day to Labor Day, inquire before booking about pool use and outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
