House rules

The primary renter must be at least 35 years old. Maximum occupancy is 10; no additional guests are permitted. Smoking is not allowed. Events are prohibited. Any proposed event, commercial activity or other non-traditional use, including rotating groups during one stay, requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. One dog of 100 lbs or less is permitted for an additional $250.00 per booking. Larger dogs, multiple dogs and other pets require express approval; inquire in advance. The dog approval fee is also published as $250 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to coverage details in the booking agreement.

Getting there

The home is minutes from the ferry and near Shelter Island's town, galleries, restaurants and beaches. Three bedrooms and the additional sleeping area are upstairs; one bedroom is on the main floor. The property is not handicap accessible. Showings to prospective renters or buyers may occur during the stay with advance notice and efforts to schedule reasonable daytime hours. Outside Memorial Day to Labor Day, inquire before booking about pool access and outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May.
