House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Pets, smoking and vaping are prohibited. Events of any size, commercial activities, other non-traditional uses and rotating guest groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $135.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory, and in-stay cleanings are at the guest's expense. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Shelter Island beaches, golf courses, restaurants, boutiques and art galleries are nearby. The primary renter must be at least 30 years old.
