House rules

The primary renter must be at least 30 years old. No additional persons beyond the maximum occupancy of six are permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 45 lbs or less is permitted for $100.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings. Payments are non-refundable unless otherwise stated. Marquis may seek the owner's permission to reopen cancelled dates. If the original dates are rebooked at the same or a higher price and replacement payment is collected in full, a refund is issued less a penalty equal to 20% of the original total reservation amount. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement's coverage details.

Getting there

The home is not handicap accessible. It is conveniently located to ocean beaches and Southampton Village. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleanings and updates typically occur in late April or early May.
