House rules

The primary renter must be at least 30 years old. Maximum occupancy is 10, with no additional persons permitted. Pets and smoking are prohibited. Reservations require approval before confirmation. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Downtown Montauk and Ditch Plains Beach are within walking distance. The property is not handicap accessible. Outside Memorial Day through Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
