House rules

Reservations require approval before confirmation. Maximum occupancy is 13; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited. Commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests pay excessive usage costs, defined as utility costs over $101.60 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture or equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less 20% of the original reservation total is issued after full payment is collected for the replacement booking. If no replacement booking is made, guests may retain use of their original dates provided scheduled payments are made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime appointments.

Minutes from Main Street in Bridgehampton and ocean beaches, with Ocean Road Beach nearby. Centrally located for Bridgehampton Village, Sag Harbor and East Hampton. Not suitable for multiple families or unrelated guests.
