House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight. Smoking is not allowed. Additional guests and events are prohibited unless expressly approved. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours. Reservations require approval before confirmation.

Getting there

Southampton beaches are a short drive away. Nearby beaches include Cooper's Beach, Flying Point Beach, Halsey Neck Beach, Cryder Beach and Little Plains Beach. The home has bedrooms and bathrooms on both the main and second floors, with another bathroom in the guest-house studio. The property is not wheelchair accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
