House rules

The primary renter must be at least 25. Maximum occupancy is eight; no additional persons are permitted. Pets and smoking are prohibited. Reservations require approval before confirmation. Commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, weekly cleaning is mandatory at the guest’s expense; one end-of-stay cleaning is included. Utilities are included except pool heating; guests are responsible for excessive utility usage, defined as costs over $50.00 per reservation night. The owner may arrange property showings with advance notice, making efforts to schedule them during reasonable daytime hours. In lieu of a security deposit, damage protection of up to $25,000 applies, subject to the booking agreement. Balance payments by credit card are capped at $3,500; larger payments must use check, ACH or wire. Payments are generally non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked at the same or a higher price, a refund less 20% of the total reservation amount is issued after full collection of the replacement booking. If no replacement reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival.

Getting there

Sag Harbor village is a seven-minute bike ride away. Haven’s, Foster Memorial and Town Line beaches are nearby. The property is not handicap accessible and is not suitable for unrelated guests. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability.
