House rules

The primary renter must be at least 21 years old. Smoking is not allowed. Reservations require approval before confirmation. Additional persons and events are prohibited without express approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.

Getting there

The house is across the street from the water, with paddleboarding opportunities. Sag Harbor town is a 15-minute walk or five-minute bike ride away. Ocean beaches are a 10-minute drive away; Long Beach is nearby. Driveway parking is limited to two cars. The home is not suitable for multiple families. Inquire before booking outside Memorial Day to Labor Day about pool, outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
